Rental Rates

We take pride in providing expert assistance to help you set competitive rental rates that align perfectly with the current market trends. Our goal is to ensure that your property is positioned for success, attracting potential tenants while maximizing your returns

Rest assured, our team adheres strictly to legislation when it comes to rental increases. As per the guidelines, any rental adjustments can occur at least 12 months from the last increase, and we always provide tenants with ample notice of sixty days. This approach ensures transparency and a smooth rental experience for both landlords and tenants.

Management Commission of 8% on rent collected, plus GST

Our team is dedicated to providing comprehensive assistance in managing your rental property, including top-notch Rent/Rent Arrears control services.

Here’s how our Rent Collection process works:

Rental Payments Collection: We diligently collect all rental payments from tenants on your behalf. Rest assured, our efficient system ensures that all payments are accurately recorded and securely held in the Young Real Estate SA Trust Account.

Holding in Trust Account: All rental funds are securely held in our Trust Account until the final trading day of each month. This process guarantees the safekeeping of your money and ensures transparency throughout the transaction.

Monthly Closure and Balance: On the final trading day of each month, our expert team performs a thorough closing and balancing of the Trust Account. This meticulous process ensures that all financial records are accurate and up-to-date.

Funds Transfer to Landlord’s Account: Once the Trust Account is properly balanced and reconciled, we promptly transfer the collected rental funds into your designated Landlord’s account. This transaction typically takes 2-3 days to clear due to banking procedures, ensuring a seamless and efficient transfer of funds.

Admin Fee $10 a month, plus GST 

As part of our commitment to providing top-notch service, we ensure that a comprehensive monthly statement is promptly emailed to our valued landlords. This statement outlines all debits and credits associated with your property.

In addition, we go the extra mile to keep you well-informed. At the conclusion of each financial year, you will receive a detailed year-to-date statement, allowing you to gain a comprehensive overview of your property’s performance.

Furthermore, we understand the importance of a seamless experience for our landlords. That’s why we take care of any expenses incurred while organizing repairs and maintenance on your behalf. Rest assured, we’ve got you covered!

Letting – 2 weeks rent, plus GST

Young Real Estate SA offers comprehensive services for lease agreements, security bond lodgement, property inspections, and damage assessments to ensure a smooth tenancy experience. Our expert team handles the entire process efficiently, providing you with peace of mind throughout your lease period.

Lease Agreement Preparation: We specialize in preparing legally sound lease agreements tailored to your specific requirements. Our team ensures all necessary terms and conditions are included, protecting both tenants and landlords’ interests.

Security Bond Processing: As part of our tenant onboarding process, we facilitate the efficient processing and lodgement of security bonds, equivalent to four weeks’ rent. This ensures a secure and transparent financial arrangement for both parties.

Thorough Ingoing Inspection: Prior to your tenancy commencement, our team conducts a meticulous ingoing inspection. Comprehensive photos and a detailed report are completed, documenting the condition of the premises inside and out. This signed report serves as a valuable reference throughout the tenancy.

Periodic Property Inspections: Our agency remains committed to maintaining the property’s condition throughout the lease term. We conduct inspections at the 3-month, 6-month, and 12-month marks, ensuring any issues are promptly addressed and resolved. $55 per inspection. 

Detailed Outgoing Inspection: At the end of your tenancy, we perform a final outgoing inspection with the utmost care. Our team meticulously examines the property, taking photos, and cross-referencing against the initial ingoing report. We aim to distinguish between fair wear and tear and tenant-caused damages.

Tenant Damage Resolution: In the unfortunate event of any tenant-caused damages, we take appropriate measures to resolve the matter fairly. Damages resulting from negligence will be charged to the tenant, or in severe cases, Consumer Business Services (CBS) will be involved to garnish the bond, ensuring proper accountability.

Quality Control-finding the right tenant

At Young Real Estate SA, we prioritize quality control to ensure that we find the right tenant for your property. Our process is designed to be thorough and efficient, catering to your needs as a landlord.

We start by showing prospective tenants through your property, allowing them to experience its charm firsthand. But that’s just the beginning – comprehensive checking is conducted on all potential tenants.

To maintain a high standard of tenants, we require them to complete a 100 point identification check and an application form that includes details of their previous landlords and references.

Our experienced team then meticulously vets each application, analyzing all aspects to find the best-suited tenant for your property. Once the perfect match is found, we’ll reach out to you to discuss the application in detail.

At Young Real Estate SA, we handle all the necessary tenancy agreements, ensuring a smooth and professional process for both you and the tenant. We require 2 weeks’ rent in advance and collect a bond equivalent to 4 weeks’ rent. Rest assured, the bond will be lodged with CBS – Bonds department for added security.

And here’s some good news for our valued clients: we only charge 1 week rent + GST for re-letting lease agreement with existing tenants.

Repairs and Maintenance

At Young Real Estate SA, we prioritize your property’s protection and safety through our expert repairs and maintenance services. Landlords can choose to stay informed about all maintenance issues, enabling them to select the most suitable trades professionals. Alternatively, they have the option to set specific parameters for being contacted regarding maintenance matters.
 
We take pride in employing qualified and registered tradespeople who ensure top-notch service quality. Rest easy knowing your property is in capable hands. While we handle the maintenance, landlords maintain their property in a reasonable state of cleanliness, ensuring well-kept lawns and gardens, creating an attractive environment for potential tenants. After Hours Service

Young Real Estate SA share the after-hours emergency phone calls from tenants.

The after-hours service is available Monday to Friday 5.00pm – 8.00pm, Saturday and Sunday 8.00am- 8.00pm.  All calls will be monitored outside of these hours.

Water Accounts

Tenants are responsible for paying all water usage and supply charges, adjusted for the period of their tenancy.

Landlords are required to pay the account in the first instance then we invoice your tenants for payment.  Landlords can make a request to SA Water to have their water accounts sent direct to Young Real Estate SA for payment from the Trust Account.

Utilities

Please ensure that the electricity/gas, paid TV and landline phone has been disconnected from your name prior to the start of tenancy.

Smoke Detectors

As landlords and homeowners, there is a legal requirement for all properties to be fitted with a smoke alarm that is fully operational and compliant.

Minimum legislative requirements for all residential properties:

Homes owned prior to February 1, 1998 require a replaceable battery-powered smoke alarm.

Homes purchased on or after 1 February 1998 require (within six months of purchase) a 240V hard-wired smoke alarm or a 10 year life lithium non-removable non-replaceable battery powered smoke alarm.

Homes built on or after January 1, 1995 require 240V mains powered alarms.

It is requirement under the Development Act 1993 as amended, that you as the owner of a residential rental’s property install and maintain a current a smoke alarm.  Not installing a smoke alarm may attract a fine of up to $750 and a non-operative alarm may invalidate your insurance policy.  Smoke alarms save lives and property.

All fitted smoke alarms must be compliant; units are date stamped and have 10 years separate to that of the batteries.

Keys

Please ensure that the rental premises are secure in terms of locks and security.  If the tenant feels the need for increased security the landlord must meet the cost of any reasonable additions.

Young Real Estate SA require full set of keys-one to be kept at our office for emergencies and inspections and two for the tenants. The tenant is responsible for returning keys to the property manager at the final inspection.

Insurance

It is suggested that you take out landlord insurance, and if taken out to proved a current certificate of currency to Young Real Estate SA.

 

Landlord Access and Tenant Privacy

It is important to remember that the tenant has the right to privacy to enjoy their occupancy at the rental premises in peace and quiet without any unexpected interruptions.

The landlord and the agent have the right to enter the property to ensure it is being looked after according to the Tenancy Agreement, or for some other specified reason.

The balance is kept by the tenant agreeing that the owner or their agent may enter the premises if notice of not less than seven days and no more than fourteen days is given, for a general inspection.

Entry must be permitted with notice to allow necessary or urgent repairs to be made and to show the property to prospective new tenants or buyers.

Getting Your Property Ready

  • Finalise all accounts for power, telephone, Pay TV etc. SA Water accounts must remain in your name.
  • Inform your insurance company that you will be renting out your premises. This may affect your policy and any future claims.
  • Inform your Bank if you have a mortgage on the property. They will need your new details.
  • Check you have working smoke alarms fitted to your property.
  • Please make sure your property is cleaned thoroughly, both inside and out, including the windows and curtains. 
  • The higher the standard of cleanliness at the time of the ingoing inspection, the greater the chance of making the tenant maintain that cleanliness to a high level.
  • All carpets should be professionally steam cleaned. We cannot legally compel a tenant to professionally steam clean carpets when they vacate a property, however they must leave them as they found them.
  • Please ensure all grounds are neat and tidy. Lawns need to be mowed and edged, gardens weeded, and all rubbish removed.
  • Oil stains from driveway, carport and garage floors, if possible, also should be removed.
  • Arrange for a pest control company to conduct routine white ant inspection.
  • You will need to supply Young Real Estate SA with three full sets of keys to all doors and locks. 
  • One set will be held in our office and one will be issued to the tenant.
